Hey neighbours! It’s your local real estate agent here with a quick update on what’s been happening in Ottawa’s detached home market this July. Whether you’re thinking of buying, selling, or just keeping an eye on the market, I’ve got the details you need.
What’s Going On?
July was an exciting month for Ottawa real estate, especially if you’re interested in detached homes. We saw a nice bump in overall home sales—up 13.6% compared to last July! Detached homes were a big part of that, showing that even with some challenges in the market, buyers are still actively searching for their dream homes.
Let’s Talk Prices
Now, I know prices are always top of mind. In July, the benchmark price for a detached single-family home was $734,700. That’s just a tiny 0.1% dip from last year—so essentially, prices are holding steady. The average sale price across the board also saw a slight decrease. This tells us that while there’s still demand, the market is cooling just a bit, making it a little easier for buyers to get in.
More Homes on the Market
One thing I’m really excited about is the increase in listings. We’ve seen a 37% rise in the number of detached homes for sale compared to last year. This means more options for buyers and maybe a little less competition. The months of inventory—basically, how long it would take to sell all the current homes on the market at the current pace—has also gone up to 2.8 months from 2.3 months last year. This shift is moving us towards a more balanced market, though sellers still have a slight advantage.
What Does This Mean for You?
If you’re thinking about buying August and September, might be a great time to jump in. With more homes on the market, you’ve got more choices, and prices aren’t racing upwards like they were before. For sellers, the market is still in your favour, but it’s important to price your home smartly and make sure it stands out to attract those motivated buyers.
